What a Remodel Actually Costs in Northern Colorado

When Alli and I started this journal, we made a promise: no fluff, and real talk - including what a remodel actually costs here. It's the question everyone wants answered and almost no builder will touch, because the honest answer is "it depends," and that feels like a dodge.


So let's not dodge it. Here's how we actually think about cost on our projects in Fort Collins, Loveland, Windsor, Timnath and beyond and the ranges we really see.


Why nobody gives you a number

"It depends" is technically true - but it's also a cop-out when it's the end of the conversation instead of the start. Your remodel's cost isn't random. It's driven by a handful of things you can actually understand and plan around. Once you see them, a vague fear turns into a real budget you can make decisions against. That's the whole point of how we work.



The ranges we actually see

Every home and scope is different, but here's roughly where our custom, design-build projects tend to land in Northern Colorado, so you have a starting point instead of a black box:

  • Kitchen remodel: $100,000 – $200,000

  • Bathroom remodel: $45,000 – $95,000

  • Primary suite addition (bedroom, spa bath, custom closet): $400,000 – $500,000

  • ADU (guest house, rental unit, or home office): $375,000 – $700,000

  • Whole-home remodel or custom build: set during preconstruction to match your scope, size, and finish level


These aren't quotes - they're honest averaged ranges, all-in (design, materials, labor, and project management). Where your project lands inside them comes down to the four levers below.


The four things that actually move the number

1. Scope - how much you're really changing. Refreshing finishes in the same footprint is one number. Moving walls, relocating plumbing, or opening up a floor plan is another. The more the bones change, the more the trades and structure add up.


2. Finish level - the biggest lever of all. The same kitchen layout can nearly double based on finishes alone. Cabinetry is usually the single biggest line - semi-custom to fully custom can run anywhere from $40,000 to $120,000 on a kitchen - and countertops, tile, lighting, and hardware move from there. This is where we spend the most time helping people decide where to invest and where to save...as well as appliances.


3. What's behind the walls. Northern Colorado has a lot of great older homes - and older homes hide surprises. Wiring, plumbing, and structure that aren't up to today's standards can add cost once we open things up. On our projects we plan for the likely ones up front so they're a line item, not a gut-punch.


4. Decisions and timeline. Indecision is expensive. Selections made late, or changed mid-build, ripple through the schedule and the budget. One of the quiet advantages of our process is getting those decisions made early, together, before they cost anything.


Where the money really goes

People are often surprised that the "wow" finishes aren't where most of the budget lives. A huge share goes into the things you never see - demo, site prep, and the plumbing and electrical behind the walls can run $15,000 to $30,000+ before a single pretty finish goes in. That's not a bad thing. That's what you're really paying for: the labor, coordination, and trades that make a remodel actually last - done once, done right.
